Buying in a woman’s sole name would save ₹3,54,000 in duty. The concession is all-or-nothing: one male co-owner forfeits it entirely, and the fifteen-year resale lock-in that used to come with it was removed in 2023.

At 80% borrowed over 20 years at 8.5%, the EMI is ₹2.46L a month, and you would repay ₹3.07Cr of interest — 1.1× what you borrowed.

You must deduct ₹3,54,000 of TDS from what you pay the seller and remit it yourself. It is not an extra cost, it comes out of what the seller receives, but it is your obligation, and the penalty for missing it falls on you rather than on them.

Advertised on 2,556 sq ft super built-up, which works out at ₹13,850 a foot. Against 19,229 on the 1,841 sq ft of carpet you can actually stand on. The agreement will say carpet.

We hold no MahaRERA number for this project, and we will not print one we cannot verify. Ask the seller for it and check it yourself on the MahaRERA site before you pay a deposit , it is a two-minute search and it is the single best-value check available to you.

The price on this listing is illustrative demo data. The rules applied to it are not: duty, registration, GST and TDS are the statutory rates for Pune Municipal Corporation as they stand in the 2026–27 year, and each is sourced. Put your own number in and the arithmetic holds.

Pune's civic layer runs through housing-society managing committees and mohalla committees working with the PMC's ward offices. Your society's WhatsApp group is the real town square — ask the chairman or secretary to add you in the first week; ward-office numbers handle everything from water schedules to tree falls.

Cooks, househelp & staff. How it actually works

  1. 1

    The society network hires first

Most cooks and househelps in a building already work in it. Ask the society office and your floor's neighbours before anything else — staff who are known to the building come with built-in references and realistic timings.

  2. 2

The watchman is the real directory

Security staff know who serves which flats, who has a free slot, and who is reliable. A polite word at the gate typically produces two or three introductions within days.

  3. 3

    Agree the terms everyone uses

Monthly pay scales with tasks and building norms — ask two neighbours what the going rate is on your floor before negotiating. Standard practice: one paid day off a week, a Diwali bonus of one month's pay, and advance notice on leave both ways.

  4. 4

    Do the verification properly

Police verification for domestic staff can be done through your city police's citizen portal — Mumbai and Delhi run it online; Bengaluru accepts forms at the local station. Most societies require it, and good staff expect it. Keep a copy of ID, and share your own references too; trust runs both ways.

The honest traffic read

Sus sits in a valley with Baner Hill, Pashan Hill, Sutarwadi Hill and the Lavale hills around it (Wikipedia, Sus), which means there are very few ways in and out and all of them fill at once. Pune police named the Tapkir Vasti to Sunny's World corridor, the stretch by the village crematorium and Shivba Chowk as the congestion points, with vehicles converging from Pashan, Pirangut, Paud, Hinjewadi and Mulshi, and Inspector Prasad Gokule attributing it to rain potholes, encroachment and narrow roads — the Pashan–Sus road is wide and still jams (The Bridge Chronicle, 6 August 2024). The daily shape is a Hinjewadi commute: heavy outbound 8–10am towards Rajiv Gandhi Infotech Park about 13 km away, heavy inbound 6.30–9pm, plus school and hospital traffic through the same village lanes. Residents have asked PMRDA to actually build the alternative roads already in the development plan.

When the streets fill up

Sus is the one area in this slice where no festival-specific police advisory, closure order or news report naming the place could be found, and that is recorded as a gap rather than filled with a guess. Ganeshotsav is universal across PMC and Sus has been inside PMC limits only since the 2021 merger of 23 villages, but no visarjan route, immersion point or mandal procession inside Sus is documented in any source consulted, so none is asserted here. What is documented as a recurring seasonal blockage on Sus's own roads is not a festival at all: it is the monsoon, which puts potholes through the Tapkir Vasti–Sunny's World corridor and past the village crematorium and Shivba Chowk every year (The Bridge Chronicle, 6 August 2024).

The full Sus guide, schools, festivals, traffic, transport and moreOpen

Sus is the valley behind Baner and Pashan, a village that became a rental market when Baner's prices stopped making sense. You get newer buildings, larger balconies, hills on two sides and a noticeably calmer evening than anywhere on Baner Road, while still being ten minutes from Baner's restaurants and twenty from Hinjewadi via the bypass. The single, overloaded Sus Road is the whole problem: it was never widened for the number of towers now feeding into it, and the Baner and Pashan approaches back up at peak. Retail is minimal, schools mean a drive, and construction continues on most open plots. Leopard and wild-boar sightings on the hill fringe are an occasional and very real part of life here.

Education

Schools and colleges nearby

  • Vidya Valley SchoolSchool · At Parkhe Vasti, Sus 411021, on the road that carries the school's own name (Justdial listing; onefivenine locality records). The road being named after it is a fair indication of how few landmarks Sus had before the building started.
  • Tree House High SchoolSchool · On Sus Road (ezyschooling school record).
  • Symbiosis Institute of TechnologyCollege · On the Symbiosis International University Lavale campus (siu.edu.in). Lavale is over the ridge from Sus, not in it — Playo measures Lavale venues at under a kilometre from the Sus Road centroid, so it is walkable-adjacent but administratively a different place. Recorded with that distinction rather than claimed as a Sus institution.

The calendar

Festivals, crowds and what to expect

No traffic advisory we have read names Sus for a festival. That does not mean the year is quiet here. It means the disruption has not been big enough to reach a published advisory, which is a useful thing to know but not the same as silence.

Also noted locally in Sus
  • Ganesh Chaturthi

    Aug–Sep, 10 days

Ganeshotsav is universal across PMC and Sus has been inside PMC limits only since the 2021 merger of 23 villages, but no visarjan route, immersion point or mandal procession inside Sus is documented in any source consulted, so none is asserted here.

Area-level colour from our own research, without a road-level advisory behind it. The dated calendar above is the sourced layer.

Worth knowing

  • One valley, few exits: Baner Hill, Pashan Hill, Sutarwadi Hill and the Lavale hills box the area in and there is no alternative route when Sus Road or Pashan–Sus Road blocks
  • The Hinjewadi commute passes through — vehicles converge here from Pashan, Pirangut, Paud, Hinjewadi and Mulshi
  • Water: a merged village whose PMC pipeline network is still a budget line rather than a completed system
  • Monsoon potholes are named by the police themselves as a cause of the congestion, every year
  • Heavy, continuous construction — this is still an area being built, with the dust and truck movement that implies
  • Almost no everyday retail depth: one named chemist, one grocery, no cinema, no arts venue, no yoga or pilates studio inside the area

Residents have asked PMRDA to actually build the alternative roads already in the development plan.

Roads
PMC, but only since the 2021 merger of 23 villages that made PMC the largest municipality in Maharashtra (Punekar News; The Bridge Chronicle) — the road stock here was built to village and then to builder standards, not to corporation standards, and it shows. Pune police name the Tapkir Vasti to Sunny's World corridor, the stretch past the village crematorium and Shivba Chowk as the congestion points, with rain potholes, encroachment and narrow roads as the stated causes, and residents asking PMRDA to actually build the alternative roads already in the development plan (The Bridge Chronicle, 6 August 2024).
Water
The weak point, and the one with a dated fix on paper. PMC's 2026-27 budget provides for six tanks and a 77 km pipeline network for Sus–Mhalunge specifically, inside a broader push to extend supply to the merged villages (The Bridge Chronicle, 10 March 2026). Until that network is live, expect the merged-village pattern: borewell and tanker supplementing an incomplete PMC main. Verify the specific society's source and storage before signing — this is the single most important question to ask in Sus.
Power
MSEDCL distribution. No area-specific outage record was established; treat inverter or generator provision as a normal expectation rather than a warning sign.
Drainage & monsoon
PMC's 2026-27 budget allocates Rs 323.76 crore to AMRUT 2.0 sewerage across the 23 merged villages, of which Sus is one, plus 100 km of new sewer line and monsoon waterlogging measures city-wide (The Bridge Chronicle, 10 March 2026). That is a commitment, not a completed network. The valley topography means runoff from Baner, Pashan and Sutarwadi hills collects here, and the congestion reporting already names rain potholes as a standing problem.

Getting around

Public transport and last mile

4/10
access
Metro
None. No metro line, open or under construction, reaches Sus. The Aqua Line's western terminus is Vanaz in Kothrud, on the far side of Pashan and Bavdhan; reaching it is a road journey. Any metro claim for Sus is a claim about a future phase, not about anything running.
Rail
Pune Junction is far and irrelevant here. Arrival is by road, and which road matters more in Sus than almost anywhere else in the city.
Bus
PMPML serves Sus Road and Pashan–Sus Road. It is not a spine and it does not solve the Hinjewadi commute, which is what most of the area's working population is actually doing.
Last mile
Private two-wheeler or car, effectively compulsory. Sus sits in a valley ringed by Baner Hill, Pashan Hill, Sutarwadi Hill and the Lavale hills (Wikipedia, Sus), so there are few ways in and no walkable alternative when they jam.

What it costs in Pune

  • part-time cleaning (jhadu-pocha)₹4.5k₹10k / month

MyBuddyMaid's Pune page quotes INR 4,500-9,000/month for a part-time maid, defined as '1-4 hours a day - sweeping-mopping, utensils, dusting and laundry on a fixed daily slot'. Broomees, which operates in Pune, quotes INR 6,000-10,000/month for part-time maids across its service cities. MyBuddyMaid explicitly labels its numbers 'indicative monthly bands, not quotes' and publishes identical bands for every city, so they carry no Pune-specific signal.

Moves with: Hours per day, days per week, tasks included, household and home size, locality.

  • cook, one meal₹10k₹18k / month

IMPORTANT - not split by number of meals. MyBuddyMaid's Pune page quotes INR 10,000-18,000/month for a cook covering 'one or more daily meal slots, matched to your cuisine and diet preferences'. No Pune-specific source separates a one-meal from a two-meal rate.

Moves with: Number of meal slots, cuisine, family size.

  • full-time live-out₹12.5k₹26k / month

Broomees quotes INR 12,500-20,000/month for full-time maids across its cities including Pune. MyBuddyMaid's Pune page quotes INR 16,000-26,000/month for a full-time maid working '8-12 hours a day (or live-in) who handles all daily household chores' - its band does not separate live-out from live-in.

Moves with: Hours, task mix, household size, locality.

  • nanny / childcare₹14k₹24k / month

MyBuddyMaid's Pune page quotes INR 14,000-24,000/month for 'trained childcare help for infants, toddlers and school-age children'. Band is not Pune-specific.

Moves with: Child's age, number of children, live-in vs live-out, training.

  • elder care₹15k₹25k / month

MyBuddyMaid's Pune page quotes INR 15,000-25,000/month for 'non-medical companionship and daily assistance for senior citizens at home'. Band is not Pune-specific.

Moves with: Level of assistance, night duty, live-in vs live-out.

How people actually find someone

  • Broomees

Operates in Pune alongside Delhi NCR, Bangalore and Ranchi, placing all-rounders, cooks, babysitters, domestic help, elderly and patient care providers and 24-hour live-in workers. The household books online and Broomees sends vetted candidates; it states the salary 'is to be mutually discussed and directly managed between the customer and the helper' and that it takes no cut from the worker's salary.

Cost: INR 49 booking fee plus 18% GST (about INR 57.82), periodically waived for the all-rounder service, plus a monthly membership fee. Salary is paid directly to the worker.

  • MyBuddyMaid

Placement platform with a dedicated Pune city page and pincode-level service pages. One-time access fee for a verified candidate pool; the household interviews and agrees the salary with the helper after the interview.

Cost: One-time access charge: Silver INR 4,999, Gold INR 5,999, Diamond INR 6,999.

  • Helper4U

Pan-India placement marketplace for maids, cooks, nannies, caregivers and drivers, operating since 2016; households buy a hiring package to view profiles and interview candidates.

Cost: Tiered one-off hiring packages paid by the household; states no commission and no monthly fees on the worker's salary.

  • MyGate

Used by Pune societies for visitor management, resident communication and society accounting - 27,000+ communities and 5 million+ homes across 50+ cities. Daily help are normally admitted on a resident-issued gate code or pass.

    Cost: Paid by the society.

In Sus: Sus Gaon, the old village core, is right there and supplies household help, and the volume of ongoing construction means labour is present in numbers. But this is a low-density valley of gated societies rather than a dense mixed settlement, distances between buildings are real, and there is no walkable service colony behind the towers the way there is behind Yerawada or Lohegaon — so the supply exists but it commutes. No wage data was sourced and none is asserted. , our own read on the area, without a source behind it, unlike everything above.

What the law says

There is no legal minimum wage for domestic work here.

Domestic work is not a scheduled employment in this state, so nothing sets a floor. That makes what you pay a matter of conscience rather than compliance.

Police verification

Maharashtra's procedure applies: the household applies for a domestic help / servant verification at the nearest police station, submitting a passport-size photograph of the worker and a photo identity proof (Aadhaar, driving licence, ration card, voter ID or PAN). Guidance on the state procedure states it is advisory rather than compulsory, and that the resulting verification report has no fixed validity period - it lasts as long as whoever is relying on it accepts it. For a formal police clearance certificate, Maharashtra runs pcs.mahaonline.gov.in, a six-step flow (registration, login, application, fee payment, verification by the local police station, verification by the citizen facilitation centre) with a 24x7 helpline on 1800 120 8040. Unlike Mumbai Police, Pune City Police does not publish a dedicated online domestic-servant form that could be verified; its site is a JavaScript application whose forms section could not be read.

The official page

Worth knowing

  • Pune has no legal wage floor for domestic work. The nearest honest benchmark is Maharashtra's general unskilled minimum wage, about INR 13,921/month Zone I from 1 January 2026 - a full-time live-out worker paid less than that is being paid below what the state considers the floor for unskilled work in any other sector.
  • Registration with the Maharashtra Domestic Workers Welfare Board is the worker's own entitlement and is voluntary; the 2008 Act imposes no registration duty on employers and no employer contribution. A fair employer helps with the paperwork - and with free e-Shram registration - and deducts nothing for either.
  • Pune's IT-corridor societies (Hinjewadi, Kharadi, Baner, Wakad) are largely gated with app-based entry, so a new worker cannot get in until the resident adds her at the gate. Check the society's rules on daily-help entry hours and lift access before you sign a lease, and refuse any rule that requires a worker to leave an original ID document at the gate.
  • The ILO's 2017 employer survey covered Delhi and Mumbai, not Pune, but its finding on hiring channels is the best available guide to how this works anywhere in urban India: 51% of employer households found their worker through neighbours, 21% through other domestic workers already working nearby, and only 2% through a formal agency. Expect the same in Pune, and expect that a referral chain costs nothing - do not let anyone charge the incoming worker for an introduction.
  • Written terms cost nothing and prevent most disputes: hours, tasks, the monthly amount, the pay date, paid leave, notice on both sides, and the festival bonus if you intend to give one. The ILO survey found written contracts rare, and that workers typically expected two to four days off a month with wage deduction for that leave already declining as a practice.
  • The Sexual Harassment of Women at Workplace Act, 2013 covers domestic workers, with the route being the district Local Committee rather than an internal committee. Awareness among workers is close to zero - the Martha Farrell Foundation's 2018 study of 291 domestic workers found none had approached a Local Committee.

Researched 2026-09. Rates and rules both move; check the official page before you rely on the process, and treat the ranges as a shape rather than a quote.

Everyday, in Sus

  • One named chemist (Sus Gaon) and one general store — the retail layer is genuinely thin and Baner is where people actually shop
  • A Tumbledry on Sus–Mhalunge Road is the one chain service found inside the area
  • Sport is the exception and it is unusually good: four bookable venues within about 1.5 km covering badminton, pickleball, box cricket, football and swimming, plus a gym and a swimming academy in Sus Gaon
  • Schools are a real draw — Vidya Valley and Tree House are both inside the area, which is unusual for an area this new
  • No cinema, no arts venue, no yoga or pilates studio
